Our Redevelopment Process

01.

LETTER OF INTENT/ MOU

The MOU is a formal agreement that outlines the redevelopment project’s terms, responsibilities, and timelines. Signed by both the builder and society, it signifies commitment to the project and establishes a framework for moving forward.

02.

DEVELOPMENT AGREEMENT & POA

The developer agreement defines the project’s terms, including scope, payment, and timelines. A Power of Attorney grants authority to act on behalf of another in legal or financial matters, ensuring smooth project execution.

03.

FINALIZATION OF THE PLAN

Plan finalization involves agreeing on the project’s scope, design, and budget, and securing necessary approvals. This ensures all stakeholders are aligned, and regulatory requirements are met before starting construction.

04.

PLAN SANCTIONING FROM AUTHORITY

The plan is reviewed and approved by municipal or governmental bodies, ensuring compliance with regulations. This approval is essential for legal construction and guarantees the project meets all safety and legal standards.

05.

DEMOLISHING EXISTING STRUCTURE

Demolition involves securing permits, disconnecting utilities, and ensuring safety. Specialized techniques are used to remove the old structure efficiently, making way for new construction in a safe and controlled manner.

06.

COMMENCEMENT OF THE ACTUAL WORK

Construction begins after demolition and permits are secured. This phase includes site preparation, foundation work, and erecting the new structure according to the approved plans, marking the start of tangible progress.

07.

PLINTH INSPECTION

The plinth is inspected to ensure it aligns with the approved plans. This check is vital for verifying the foundation’s accuracy and stability, ensuring the building’s base is secure before further construction.

08.

CONSTRUCTION

Construction involves building the superstructure, installing systems, and completing finishes. Coordination among trades ensures the project adheres to design, safety standards, and timelines, culminating in a functional building.

09.

POSSESSION

Possession marks the formal handover of completed units to residents. This final step signifies the end of construction and the beginning of occupancy, transferring the property from the developer to the rightful owners.

10.

DEED OF DECLARATION

The deed of declaration is a legal document detailing the property’s specifics, including common areas and usage rules. It formalizes the property’s characteristics, ensuring clarity and governance for all residents.

11.

DEED OF THE SOCIETY

The deed of society legally establishes the housing society, transferring ownership and management from the developer to the residents. This document formalizes the society’s formation and outlines the governing structure.
